Who's eligible?
SimpliCity properties are affordable private rental homes and not social rent properties. It offers low-cost rental homes with a one-year tenancy which can be renewed. These homes are reserved for households with an income of less than £60,000 who do not own any property in the UK or abroad. We do not accept tenants on zero hour contracts or students.
You'll need to pass an affordability check to rent a SimpliCity home, whereby rent and long-term commitments (loans or child support for example) do not exceed 45 per cent of take-home pay plus any benefits. The main or joint applicant must be in a permanent employment contract for over a year.
The criteria for eligibility is listed in adverts for each property, which are posted on Rightmove.
What we offer
A growing number of families in London are living in accommodation in the private-rented sector, with very little security. SimpliCity aims to provide an alternative for these families by offering tenants a three bedroom house at 80 per cent of the market rate. We offer a one-year tenancy which can be renewed and a guarantee that rents will increase by no more than CPI plus 1 per cent each year, as well as the security of a responsible and trustworthy landlord.

Intermediate market rent (IMR) – part of SimpliCity
Our IMR programme offers one to two bedroom flats at 80 per cent of the current market rate. IMR follows the exact same guidelines and criteria as SimpliCity.
Homes for Heroes (HfH) – part of SimpliCity
Our Home for Heroes programme offers two to three bedroom houses at 80 per cent of the current market rate. These properties are ONLY available to the key workers listed on the GOV.UK website and subject to credit and reference checks and proof of employment as a key worker. Applicants are prompted to check the link for eligibility before applying.
How it works
New SimpliCity properties are advertised at www.rightmove.co.uk. Homes are currently available only in the London Boroughs of Barking and Dagenham, Bexley, Croydon and Greenwich.
Final decision on any application lies with the management of SimpliCity (includes IMR, HfH and SimpliCity tenancies).
