Service Charges are based upon the actual cost of services provided. Any new landlord is bound in the same way as Notting Hill Genesis to ensure that those services are appropriate, as required by you, and are subject to a competitive process for pricing.
The new landlord can only recover the actual cost of services, plus an element for management, and as now, you have the right to challenge the cost and value of those services and the right to be consulted on changes to or the introduction of new services.
If you currently have the ability to buy a larger share, then you will have exactly the same options when the landlord changes.
No, but Notting Hill Genesis will seek to attract a landlord with a good track record of delivering a high-quality maintenance service, as good as or better than you receive now. The new landlord will deliver the service using their current arrangements. You will continue to receive maintenance services from Notting Hill Genesis until the transfer happens.
Yes. We will consult with customers at various stages throughout the process of finding a new landlord.
