Our remedial works on Lloyds Row in Islington led to us breathing new life into the local playground.
Back in 2020 we established that remedial works were required to our building, Lloyds Row, as part of our building safety measures. The building is home to 32 residents and is next to Hugh Myddelton primary school, where many of the residents send their children.
The work involved the facades on the external walls, which needed to be stripped and replaced. Lloyds Row is a very tight site and there was limited space for a contractor’s site compound. Together with our main contractor Equans, we negotiated with Islington Council and Hugh Myddelton primary school to use part of their playground as a site compound. This meant dismantling some play equipment and resurfacing the ground.
The playground was fairly unloved, with old equipment. Seeing as we were already doing some work to it, we spoke to landscape designers and play equipment suppliers with an eye to refurbishing the playground into a space that children and local residents could be proud of.
We wanted the design to be functional and fun but also in-keeping with the school’s history, with reference made to Hugh Myddleton, a historical local hero known for bringing water to London by the construction of the New River. The main attraction is now a boat with blue surfacing around it to resemble water.
Remedial works are not charged to the residents and Lloyds Row was successful in our application for the BSF fund, with the leaseholder’s portion being covered by grant funding. We are also finalising a settlement with the original contractors.
The work is now complete, and residents are really pleased with their new playground. We’re proud of this project and being able to work with the community to bring about positive changes and upgrades.
